CCB's focus is in the following areas:
A. San Joaquin Villas
The San Joaquin Villas is a for-sale project providing 21 units of much needed affordable housing to the community of Firebaugh, a rural jurisdiction within Fresno County. The program’s goal is to introduce a new paradigm for affordable housing in the Central Valley. A paradigm which includes high density, energy efficient, detached homes when the norm is rambling ranch-style homes on quarter acre lots. These Cottage-style, single-family detached units are targeted to first-time homebuyers who are at extremely low income levels of the area median income (35% AMI). All homes are 2 stories with three bedrooms, two full bathrooms and will be complete with solar power systems.
The homes at San Joaquin Villas are designed for maximum livability and attractiveness. Each home has a shaded front porch, which opens on to a courtyard-style walkway and connects the homes visually. Each home has a patio in the rear and an attached garage for one car. Units include quality engineered wood and carpet flooring, granite countertops in both the kitchen and bathrooms, custom cabinets, energy efficient appliances, central air conditioning, vaulted living room ceilings and substantial storage. The homes are designed to be powered by solar energy systems, thus reducing residents' energy costs.
B. Miller & Lux Multi-family and Senior Living ApartmentsThe Miller & Lux Apartments is a two part project aimed at providing seniors and families of the California Central Valley affordable rental residencies. This new construction development will consist of 37 multifamily units and 22 senior units and all units in both phases will be 100% affordable. Rents will be targeted at or below 55% AMI, ranging from $282 per month to $738 per month (before utility allowances) depending on current income restrictions and unit size.
C. Milagro Park
The vision of CCB does not simply focus solely on the development of the affordable homes and apartment residences but transcends beyond to creating quality recreation and health lifestyle and communities not only need housing options but a place to meet neighbors, forge new friendships, and share the common bond of community.
CCB has embarked on an ambitious plan to develop two parcels adjacent to the San Joaquin Villas and the Miller & Lux Apartments into a two acre park. The park will include a tot-lot and playground area, picnic and barbeque areas, and open space. In encouragement of sporting activities for all ages, a half basketball court will be installed.
D. Regional Basin
As a result of CCB's Firebaugh Housing Development, a regional retention basin is required in order to retain the area storm water runoff. The City currently controls a large parcel of land for this purpose and is willing to contribute the land for the improvement. The retention basin will not only benefit the CCB affordable housing developments but also future developments within the area which will be able to connect storm drainage to the same basin.
